I’m looking at buyIng this used 2012 XC90 for my wife and kids.

After many years of driving and shade tree repairing my VW, I’m making a jump to Volvo’s for their safety.
This one looks to be well-maintained, so a good option for us.
What are your thoughts?

I would have to see all service receipts as proof of claim. Also it's at the 100K mark when cars need those first extras. So I would want to have it checked out thoroughly by a Volvo dealer. Especially the AWD, June

Post a copy of the Carfax for us to evaluate. Serious buyers and sellers get one for either scenario. For someone who has meticulously taken care of their car the ad is suspect. I agree with what June said. I've got a 2004 XC90 AWD with 85,000 miles. While it appears to have had the timing belt replaced recently, the sunroof has stopped working, the alarm system module needs replacement and it's developed an EVAP leak. I've got to drain and fill the ATF, as well as check the fluid in the angle gear and the Haldex (AWD) system at the rear axle.
Also: The headliner has also begun to sag seriously in the year or so we've had it (probably because I prefer to drive with the windows down), the factory radio mysteriously stopped working last weekend (and then came back) and the poor rear-window visibility (compared to the V70) led me to crunch my daughter's bike in the driveway, despite the back-up assist feature.

The Carfax comes back clean and the guy seems legit after talking w/ him multiple times today. He's getting all the service records from the dealer now.
The "how to buy a used XC90" links on this site aren't working, so I was hoping to get some opinions here about longevity, common probs, etc. for these vehicles. Thanks for the thoughts so far, and keep them coming.

XC90s eat front suspension and tires. AWD more so than FWD. The listing says 4 cylinder, but the car at that time was only available with a 3.2 inline 6. Some of these engines have issues with the Reed assembly - which is not a cheap repair. Some people have also had issues with the transmission, which appears more often on this forum.
In TX you may have headliner issues as well as cracked front leather caused by the sun and heat. Suspension bushings also don't last as long as they do in MN. MN cars die of rust, but TX die of heat.
The XC90 is overall an incredibly safe vehicle with nice road manners. A very good family vehicle. If you do not do your own maintenance they can drain you fast at that mileage. You may hit a bump in repairs at 96k until the wear items are cycled through, like all cars. Hopefully the prior owner has done most of them.

The bearings on the READ assembly were changed for the 2011 MY. If the OP bought the vehicle, the accessory belt and other related needs to be changed at 150K mi. or 10 years, whichever comes first; maybe sooner with hot conditions.
