2010 v70 pre-purchase questions (issues)

My wife totaled our ‘08 xc70 so I’m looking for another Volvo. Found a 2010 v70 but there are two issues I’m concerned with

1. The radiator cooling fan pulses on and off when it should be on full (maybe on for 3 seconds then off fork 30 seconds). I drove the car for 10 minutes with AC on then popped hood and let it idle with AC on and it did the same thing. I’m guessing it would overheat et some point. Thoughts?

2. Ther is oil on top of the transmission and all under the underside of the motor. My guess (after researching) is that it is the vacuum pump seal. Thoughts?

The car has 109k on it and is in decent shape otherwise.

Is this the 3.2L engine?

My preference is always the 5-cyl engine for this vintage.

The 3.2L engine...does it still have the R.E.A.D. issue?
